MELBOURNE, May 4, 2000 - The increasing recognition of Melbourne's
Western Ring Road as a toll-free, key transport corridor has contributed
to FedEx's decision to pre-lease a substantial new office warehouse
development to be constructed in the Australand-Walker Park West
Estate in Laverton.
The pre-lease, negotiated by Nicholas Ott of Colliers Jardine and
Kwang-Liang Tan of FedEx, will see Federal Express (FedEx) the world's
leading express transportation company, occupying a new 4,000 square
metre office warehouse complex to be built at Park West. The building
will be leased for a seven-year term. FedEx will be relocating from
its existing site in Tullamarine.
Peter Yin, Regional Vice President of FedEx South Pacific, was
quoted as saying "The new facility will be FedEx's first built-to-suit
facility in Asia Pacific and reflects the importance of Melbourne
and Australia in the company's regional plans. FedEx is planning
the new facility to meet its anticipated growth needs over the next
seven years and will be incorporating advanced information tracking
systems to meet its customers' service expectations. Additionally,
the facility's sort system will be capable of sorting in excess
of over 3000 packages per hour. The new complex is expected to be
completed by September 2000.
Colliers Jardine Industrial Director Barry Marks said that benefits
of the untolled Western Ring Road which effectively links Melbourne's
principal interstate and international distribution channels of
the Hume Highway, Melbourne Airport and the Melbourne Port area
is influencing more and more distribution companies to take advantage
of the Brooklyn-Laverton industrial area as a base for distribution
and consolidation operations.
"The ready availability of broad acre sites, with land values averaging
about $50-60 a square metre, a number of quality estates with multiple
choices of developers, highlights the Brooklyn-Laverton area as
a key destination for distribution companies. Colliers Jardine anticipates
significant expansion in the number of businesses centralising their
warehousing, consolidation and interfacing of distribution networks
here over the next twelve months".
